How to Acquire Turkish Citizenship Through Real Estate Investment?

1. Select an Eligible Property

  • The property must be an independent unit or land with a completed building.

  • Total value of the properties should be more than USD 400,000

  • Applicant should sign an affidavit to restrict property from sale for three years.

  • Preliminary sales agreements are valid only for properties with condominium ownership or construction servitude.

2. Get Valuation Report and Follow Payment Requirements

  • Obtain a Real Estate Valuation Report via the TADEBIS system.

  • Make payments through a Turkish bank.

  • Sell the foreign currency (USD, EUR or GBP) to the Central Bank of Türkiye, and get a Foreign Exchange Purchase Certificate.

  • Get and keep the bank receipt as proof of payment. Make sure that property and buyer information appears on the receipt. 

3. Transfer Title Deed and Make Commitment

  • Transfer the title deed to your name and get the official deed issued at the Land Registry Office.

  • Make a three-year non-sale commitment and check if it is annotated on the title deed.

  • Get the Real Estate Investment Certificate (TYTB), issued by the Regional Directorate of The Land Registry Office which confirms investment amount and 3-year non-sale commitment.

4. Required Documents for Real Estate Investment Certificate (TYTB)

  • The Land Registry reviews the deed, valuation report, foreign exchange certificate, and receipts.

  • If all documents meet the requirements, the TYTB is issued.

  • This certificate is the key document for the citizenship application.

5. Citizenship Application

  • After obtaining the TYTB, the applicant should apply to the General Directorate of Migration Management for residence permits and to the General Directorate of Population and Citizenship Affairs for Turkish citizenship. 

  • Required documents:

    • Real Estate Investment Certificate (TYTB)

    • Passport and ID copy

    • Notarized passport translations of passports of the main applicant and dependents.
    • Turkish consulate approved translations or Apostilled notarized translations of birth certificates of the main applicant and dependents.
    • Turkish consulate approved translations or Apostilled notarized translations of marriage certificate.
    • Title deed

    • Valuation report

    • Foreign Exchange Purchase Certificate

    • Bank receipt

    • Photo and application form

    • Health insurance for main applicant and spouse
  • Turkish citizenship is granted by decision of the President of the Republic of Türkiye.

6. Application Tracking and Result

  • Applications are typically finalized within 12 to 15 months.

  • The process is followed by the Ministry of Environment, Urbanization and Climate Change or Population and Citizenship Affairs offices.

Important Notes

  • Applicant should have full ownership in the property, joint ownership is not accepted.

  • Investments below USD 400,000 are not accepted.

  • Purchases from relatives or applicant-owned companies are invalid.

  • Violating the three-year non-sale condition may result in citizenship revocation
